Frequently Asked Questions With Dr. Steve Sjuggerud

Question: Can you tell me more about CrowdStreet?

During the Great Recession, CrowdStreet’s co-founders Tore Steen and Darren Powderly saw how many people were overly reliant on Wall Street for their investment opportunities. Realizing the importance of diversification outside of public equities, combined with the rise of a new investment vehicle known as equity crowdfunding, the two co-founded CrowdStreet in order to give individual investors better access to real estate, the 3rd-largest asset class in the U.S.

To date, thousands of investors have invested over $1.69 billion in more than 473 projects, earning over $197 million in distributions on the CrowdStreet marketplace.

Question: What does it cost to use the CrowdStreet Marketplace?

Nothing! Access to the CrowdStreet Marketplace is completely free. You’ll just need to register an account, which is a straightforward process. Question: How many CrowdStreet deals are you vetting and recommending per year?

Great question. It's impossible to say for sure just how many of these we will recommend over the course of a year. When we originally launched the service, we promised about 4 per year... but we’ve actually already found 10! It really comes down to whether the deals meet my standards. But I do expect us to recommend at least several of these deals each year.

Question: Are there special requirements to take advantage of these CrowdStreet deals?

These CrowdStreet recommendations come with a minimum required investment and are for accredited investors only. Basically, for each of these deals, you will need to invest a minimum of $25,000. If you don't have enough to safely invest that much and still be diversified across your entire portfolio then these deals probably don't make sense for you just yet.

Question: How do I know if I’m an accredited investor?

The basic definition is that your net worth is at least $1 million outside of your home, or you have individually made more than $200,000 in each of the past two years, or had combined income of $300,000 as a married couple. There are a few other ways that you might be an accredited investor too, so you might just want to do some research online to make sure you meet those requirements.

Question: Will you recommend any real estate stocks, too?

In addition to these CrowdStreet deals, we will also be recommending stocks that benefit from various real estate trends.

These could include REITs, for example. And REIT stands for real estate investment trust. It's basically a company that owns and manages properties and then rents them out to tenants, and then they pay out all of that income to you and me. They operate in all kinds of different industries: restaurants, office buildings, shopping centers, and so forth. Similar to commercial real estate deals.

And, over the long term, importantly, REITs have posted gains that have absolutely crushed the stock market. And these numbers really surprised me. But from 1972 until the end of March 2020 – right as we were hitting the first major waves of COVID-19, stocks, as represented by the S&P 500, gained double digits – 10.1% a year. But publicly traded REITs, however, gained 11.1% a year...

REIT vs Stocks

Now, not until very recently, REITs were too overvalued, and I wasn't that interested. It wasn't one of those unfair deals that I like to wait for. But with COVID and everything that happened since last year, it totally changed the landscape. REITs crashed. And even though they've rebounded off the bottom, REITs as a whole are still below their 2020 high. I've only recommended a handful of REITs over the years, but they've been good investment recommendations for my readers. Like when I recommended Simon Property Group back in 2001 and closed that position for a triple-digit gain.

And right now, there are several REITs that have caught my eye. One of the great things about REITs is that they're publicly traded and they're very liquid. In other words, you can easily buy and sell REITs. You don't have to wait for a specific time frame. So, unlike a CrowdStreet deal where your money is locked up for the duration of the deal, which can be two to five years sometimes, you can trade in and out of REITs much easier.

Now, keep in mind: REITs are required by law to pay out 90% of their income, their rent usually, as dividends to shareholders. So, you're able to expect regular income from REITs that I've hand-picked for you if you decide to sign up for True Wealth Real Estate today.

Question: Can international, foreign or non-U.S. citizens invest on CrowdStreet?

Occasionally there are offerings on CrowdStreet that are already equipped to accept international investors. More often, however, you would need to create an investing entity that is suitable to invest in U.S. real property. The team at CrowdStreet offers several helpful guides for this.

But please note: this does not mean that our team will recommend international deals. While we aren’t ruling it out for the future, all of our private deal recommendations to date have been based in the U.S.

Question: Can I invest in your recommended CrowdStreet deals via my 401(k) or IRA?

While the option to invest in CrowdStreet deals is not currently available for 401(k) investing, you are able to invest in CrowdStreet deals via a self-directed IRA.

Question: Are CrowdStreet deals eligible for 1031 Exchanges?

A 1031 exchange is a provision in the IRS tax code that allows folks to "defer" the payment on capital gains on a real estate transaction, as long as a similar type of property is bought with the profits from the original transaction.

I am not a tax advisor, nor is CrowdStreet – so you would need to speak with your tax advisor for a better, more specific answer to your question. However, based on my conversations with CrowdStreet, it seems that they rarely list properties that are eligible for a 1031 Exchange.

Question: What happens if I join, and then decide it’s not for me?
